Structure

Frame

The building has a composite steel/concrete frame with a reinforced concrete load bearing core. Suspended floor slabs within the tower are constructed of concrete panels spanning between fire protected steel beams.

Façade

The exterior façade of the building is a proprietary curtain wall system, consisting of double glazed and aluminium panels applied to produce a sheer silvered appearance to all vertical facets of the structure.

Lobby and Forecourt

Internally the building is designed in a manner that accentuates space and light at ground floor level. Finished in polished granite, the lobby features a central core with outward facing lifts. These are not only easier to access, but also provide arrivals at the ground floor with an immediate sense of orientation whether to the forecourt gardens or St George's Terrace.

A glazed curtain wall on the eastern face of the lobby allows an expansive view of the paved forecourt and extensively landscaped gardens, which together cover a substantial part of the site immediately adjacent to the building at ground level. The Tower

Due to the varying geometry of the upper levels, the floor areas range between 882m2 to 1835m2 to accommodate the varying requirements of tenants. The floor to ceiling height on all office floors is 2.58 metres and all floors are fitted with 450 mm x 450 mm carpet squares to facilitate access to the floor space below. Most floors enjoy river views through double glazed hermetically sealed external windows, with slim line venetian blinds providing sun protection where necessary.

Core

The core contains all normal amenities and services which would be expected in a building of this quality, the larger floors having two separate male and female toilets for the convenience of occupants.

Podium

The 3 level podium building to the north of the tower presents a colonnaded frontage to Hay Street, in keeping with the scale of the surroundings and reinforcing the pedestrian character of this level. In addition it provides a valuable retail frontage to Hay Street at ground level, which is carried through an arcade leading from Hay Street to the forecourt and forecourt gardens, where a well patronised café brasserie is located.

Car Parking

There are four basement levels below the building, each providing car parking. Access to the Car Park is via St Georges Terrace and the exit is via William Street. The car parks under the adjoining AMP Building and Commonwealth Bank Building have common access to the Central Park areas.
