Typical floor features
Quality open plan floors with spectacular views. Typical floor areas range between 942m2 and 1835m2 in a central core configuration. Original washrooms are being upgraded in a staged program throughout the building and contain stone vanity basins, laminate partitions, wide profile mirrors, tiled walls and floors, electronic flusherettes and vanity basin taps.
Core
The core contains all normal amenities and services which would be expected in a building of this quality, the larger floors having two separate male and female toilets for the convenience of occupants.
Interfloor Stairs
Installation of Inter-floor staircases is possible on most floors for multi-floor tenants at tenants' cost.
Ceilings & Lighting
The building's ceilings are composed of acoustic mineral fibre tiles with a two way exposed grid. General office light fittings are fully recessed fluorescent fittings with a single 36w fluorescent tube. There is provision for conversion to a two-tube configuration should additional lighting be required for specific tasks. The lights which deliver minimum 400 lux at desk height have low brightness diffusers to reduce glare.
Access Flooring
All office areas have full access flooring with 65 mm clearance for cable reticulation, providing tenants with total flexibility for the installation of all electrical and data communications cabling.
Heavy Loading Zones
Heavy load zones nominally rated to 6kpa extend between internal columns throughout the floor and around the centre core. The live load (office areas) is rated at 3kpa. Central core storage areas are nominally rated to 10kpa.
