Air Conditioning

The building air conditioned system is of the variable air volume type with floor by floor air handling units. Cooling is provided from one of two central chiller water plants each of which incorporated three water cooled chillers. Cooling for tenant computer rooms and supplementary units is provided by two closed loop condenser water systems incorporating dual redundant plant. Control and monitoring of the system is provided by a extensive LON based building automation system installed in 2010.

Typical office floors incorporate two air handling units, each of which is fitted with ultra low face velocity cooling coils and variable speed fans. System static pressures are automatically reset to suit actual space demands, resulting in lower fan speeds. These factors, together with the conservative sizing of the air distribution system, results in the very low fan energy consumption recorded for the building. Each air handling unit is equipped with an economy cycle to allow cooling of the building with outside air when ambient temperatures are low. When ambient conditions permit, a flushing cycle pre-cools the floor with cool outside air prior to occupancy time. Ventilation effectiveness is monitored by carbon dioxide sensors located on each floor which automatically increase ventilation rates if the CO2 levels rise above set levels. Air quality is further ensured through the use of high efficiency filters coupled with quarterly air quality checks and an annual unit sanitation. Zone temperature control is provided by fan assisted variable volume terminal units with final air distribution provided by perimeter linear diffusers or light troffer diffusers. The fan assisted units maintain air circulation rates at no less than 5l/s/m2, even on interior zones, to ensure good air movement and prevent stagnation. On warm mornings, an optimiser program automatically starts the plant up to one hour before scheduled occupancy time to ensure that the floors are cooled down to comfortable levels by the time the occupants arrive.

Cooling is provided by two separate central chilled water plants, one located at Podium level (level 2) and one at the top of the building at TP1 level (level 52). Each system incorporates two high load water cooled centrifugal chillers together with a low load machine. The chillers operate on environmentally friendly refrigerants, R134a and R22 and can provide a total of 10 megawatts of cooling. Chiller and condenser water pumps are all of the variable speed type with their speeds optimised for minimum energy consumption. Heat rejection is accomplished by a total of 10 fibreglass cooling towers. The cooling towers were replaced or fully re-built in 2009 – 2010 and conform to the current Australian Standard AS/NZS 3666.1. Sterility of the cooling towers is ensured by an advanced water treatment plant that is integrated into the Building Automation System to facilitate monitoring and alarming functions.

Two dedicated condenser water cooling loops are provided for the tenants computer rooms and supplementary cooling units. The loops are of the closed type incorporating treated water negating the need to carry out wet maintenance on the tenant floors. Each system incorporates dual primary and secondary pumps, dual heat exchangers and a failsafe control system. One of each pair of pumps is provided with an alternative power supply to enable the essential power supply systems to be isolated for maintenance without interrupting the supply of cooling water. The operation of the system is monitored by the Building Automation System and any failures reported via SMS alarms to key personnel.
